It is now February and we have already had a few snow days! Below are some helpful tips to help you plan for snowy weather. RICHMOND CITY HOUSING MARKET STATS!

  1. Units Sold
    • There was an increase in total units sold in December, with 195 sold this month in Richmond City Real Estate versus 174 last month, an increase of 12%. This month’s total units sold was higher than at this time last year, an increase of 1% versus December 2013.
  2. Active Inventory
    • Versus last year, the total number of homes available this month is lower by 134 units or 14%. The total number of active inventory this December was 848 compared to 982 in December 2013. This month’s total of 848 is lower than the previous month’s total supply of available inventory of 1,006, a decrease of 16%.
  3. Median Sale Price
    • Last December, the median sale price for Richmond City Homes was $162,313. This December, the median sale price was $212,000, an increase of $49,687 compared to last year. The current median sold price is lower than in November.
    • Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.
  4. Months of Supply
    • In December, there was 4.3 months of supply available in Richmond City, compared to 5.1 in December 2013. That is a decrease of 14% versus a year ago.
    • Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.
  5. New Listings & Current Contracts
    • This month there were 169 homes newly listed for sale in Richmond City compared to 185 in December 2013, a decrease of 9%. There were 152 current contracts pending sale this December compared to 128 a year ago. The number of current contracts is 19% higher than last December.

PLANNING FOR SNOWY WEATHER

How to Prepare for a Winter Storm
  • Winterize your vehicle and keep the gas tank full. A full tank will keep the fuel line from freezing.
  • Insulate your home by installing storm windows or covering windows with plastic from the inside to keep cold air out.
  • Maintain heating equipment and chimneys by having them cleaned and inspected every year.
  • If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.
Put Together a Supply Kit
  • Water—at least a 3-day supply; one gallon per person per day
  • Food—at least a 3-day supply of non-perishable, easy-to-prepare food
  • Flashlight
  • Battery-powered or hand-crank radio (NOAA Weather Radio, if possible)
  • Extra batteries
  • First aid kit
  • Medications (7-day supply) and medical items (hearing aids with extra batteries, glasses, contact lenses, syringes, etc.)
  • Multi-purpose tool
  • Sanitation and personal hygiene items
  • Copies of personal documents (medication list and pertinent medical information, proof of address, deed/lease to home, passports, birth certificates, insurance policies)
  • Cell phone with chargers
  • Family and emergency contact information
  • Extra cash
  • Baby supplies (bottles, formula, baby food, diapers)
  • Pet supplies (collar, leash, ID, food, carrier, bowl)
  • Tools/supplies for securing your home
  • Sand, rock salt or non-clumping kitty litter to make walkways and steps less slippery
  • Warm coats, gloves or mittens, hats, boots and extra blankets and warm clothing for all household members
  • Ample alternate heating methods such as fireplaces or wood- or coal-burning stoves
